Ps: Does anyone have the dates of the quarterly figures for $SHEL (-0.11%) ? Unfortunately I can't find them online.

After making my first small investments of a few hundred euros in the stock market in February '25, I added a larger amount in the course of April. It also took some time to develop an investment strategy; where do I want to invest? What risk do I want to take? Accumulating or distributing? ETFs and/or individual shares? If so, which ones and why? Are there specific countries and/or sectors I would like to focus on?

Only at the end of last week were all the answers to these questions clear: a long-term investment horizon of just over 35 years with relatively low risk. A healthy ETF/share mix of 60/40. Distributing portfolio with high-yield and high-growth positions and with a relative focus on the USA and Europe.

I have a good feeling that I am happy with my strategy in the long term and finally no longer have to constantly turn the entire portfolio inside out.

I have been intensively involved in the real estate sector and have discovered some supposedly exciting companies such as

$SPG (-0.41%)
$GLPI (-0.9%)
$CUBE (+0.28%) and $BRX (+0.83%) discovered.

But there are special features to the valuation of REITs. 🧐

Traditional key figures such as high returns on capital or margins are often misleading, as REITs are legally obliged to distribute at least 90% of their taxable income 🤑 and are also highly leveraged.

In order to better assess REITs, I have read up on the subject and adjusted my valuation standards. Instead of adjusted earnings, I now focus more on funds from operations (FFO) and adjusted funds from operations (AFFO), which more realistically reflect operating profitability.

Here are some of the companies that I find particularly interesting:

• Public Storage $PSA (-1.4%) Leading provider in the self storage segment with an FFO yield of approx. 5.9%

• Prologis $PLD (+0.12%) Global leader in logistics real estate with strong growth

• Equinix $EQIX (+0.56%) Data center operator with a scalable business model

• Agree Realty $ADC (-0.53%) Focus on retail properties with long-term rental agreements and an FFO yield of approx. 5.7 %.

I also see Energiekontor $EKT (-4.4%) as an alternative real estate investment 🤓. Energiekontor currently operates 39 of its own wind and solar parks, which generate electricity revenues instead of rental income.

Which companies do you see as particularly promising for a long-term investment?

I like the ETF and it really seems to be an option for old age, but through $HTGC (+0%)
$OBDC (+0.18%) and $PSA (-1.4%) I already have enough cash flow in my portfolio.

Will be reallocated to the div growth category

$ASML (-0.02%) is out, as I want to focus more on stocks with a healthy trend in the growth part of my portfolio. See the weekly chart.

At the moment I am running a 75/25 strategy with which I feel most comfortable, 15K divided as follows:

Costco weighted slightly higher this month to complete the 2nd share.

In addition, another share of $PSA (-1.4%) 288€ was added to the portfolio today.

Hercules has been going great, now I'm taking ⅓ of the position out for the time being in order to $OBDC (+0.18%) & $PSA (-1.4%) to the same size as $HTGC (+0%) build up.
