Sharing my notes for you to think about and investigate further: - Net Income Drop - Metrics per share deterioration - Leverage & Cash Balance Drawdowns - Their acquisition of Carambola Resort could go wrong - Their tenants are super concentrated (which is probably the one thing keeping me away from opening a position on VICI)
