American Tower - Planned infrastructure expansion

Next week I will most likely $AMT (+0,75%) into the portfolio. My thoughts and key points formulated by the assistant:

  • 📈 Long-term return: global 5G rollout + data explosion + densification = structural growth. This is not hype, this is infrastructure.
  • 💰 AFFO logic: Plannable, indexed rental agreements with high margins. More tenants per tower = operational leverage without proportionally increasing costs.
  • 🧮 Valuation (PER/AFFO): No longer absurdly expensive after interest rate pressure. Quality at a reasonable multiple.
  • 🏗 Company strategy: towers remain cash cow. With CoreSite additional exposure to Edge/Data-Center → optional future leverage, but not speculative.
  • 🧠 Strategy of my portfolio: Stable infrastructure building block between Tech (Microsoft/Palantir) and Quality (Allianz/Schneider).

Who also has AMT? For what reasons? Or watched and then didn't buy (for what reasons)?

Considered and then decided on something else.

The debt is still extreme from my point of view in the REIT universe there are more coherent overall concepts for me.

I used to have them on my watch list too. But I can't tell whether things like Starlink might eventually take off in the direction of regular data communication and telephony. I then discarded it.

@NichtRelevant Ok. Yes, that's one of the things you have to keep an eye on in the long term. Currently and at least in the medium term, it's not a risk and Starlink etc. should be seen more as a supplement.

@NotBubble Yes, the concern is probably unfounded for the time being. I also hope that the antennas will be needed for a long time to come, as I have just signed a contract with Deutsche Funkturm (subsidiary of $DTE ) for an antenna site in this country. 😅

However, I also usually look for very good dividend payers, as I am increasingly relying on dividends for my income.

@NichtRelevant starlink will not pose a serious threat to AMT due to physical laws alone, no matter how much they optimize technically. the latency will always be higher due to the distance if you send the signal to a satellite than if you send it via fiber optics to radio masts and distribute it from there via 5G 😅

@ynnxs Ok. I don't have the technical background. All the better for AMT and my rented antenna 🙂

@NichtRelevant so in addition to the latency, the amount of data is also more limited with starlink than with AMT because such a satellite has to serve many more people because it covers a larger area. AMT also focuses on urban areas, while starlink wants to reach more rural regions. so there are many reasons why you don't need to worry about that 😄

@ynnxs Maybe I'll add AMT to my watchlist again when I get the chance, but unfortunately it's chronically overcrowded.

Thank you two. That clarifies this point.
