Stag Industrial - Q4 2025 results are here

$STAG (+0,16%) published its figures for the fourth quarter today and performed better than expected overall:

Revenue (expected): 212,98M $

Revenue (reported): 220,90M $

EPS (expected): $0.22

EPS (reported): 0,44 $

Here are a few of the reported highlights:

  • Leasing activity remains strong: The company reported increased leasing volumes and rising Same Store Cash NOI, indicating stable demand in the industrial sector.
  • Portfolio metrics solid: High occupancy rates (~96%) and good cash result support operating base.
  • Management continues to emphasize operational focus and discipline in capital allocation: this creates confidence for 2026.

However, the challenges / risks should also be kept in mind:

  • The REIT sector remains under sector pressure (capital market, financing costs), which analysts also addressed in the run-up.
  • Some analysts see only moderate upside potential, which is reflected in ratings.

How do you rate $STAG (+0,16%) after the figures? Is this a sign for you that $STAG (+0,16%) is growing sustainably and is well positioned - or are you more concerned about the sector-wide challenges?

No buy/sell recommendation but I would not invest in commercial real estate at this time.

@DonaldTruck I would be interested to know what prompted your opinion? Simply the current market environment? Or do you have other reasons?

@DividendenPapa Primarily three aspects from the office sector. (1) The home office that has become socially acceptable due to Corona. (1.1) Cost reduction through rent (1.2) Staff shortage: acquisition in the larger catchment area (1.3) Job attractiveness. (2) Commercial properties usually have long-term leases, usually around 5-10 years. So, after Corona, the first ones may be due soon. The vacancy or let's call it cautiously uneconomical use has so far been diligently paid for contractual reasons. (3) Conversion to other commercial or even residential use is extremely cost-intensive and sometimes unattractive for non-monetary reasons. You don't want a store, an apartment in a peripheral location or walk-in customers on the 3rd floor.
