Howard Hughes Holdings (HHH): An investment for the next decade

I had actually planned to write a very detailed article, but at the moment I'm not enjoying the platform very much. Nevertheless, there is a value that I have mentioned before and that I would now like to shed some light on. I believe that many people here in the forum are waiting for just such opportunities.

In short, if you are not prepared to hold a share for at least five, but ideally ten years or longer, then this stock is not for you.

To take you into the vision: Since this stock only really makes sense over a long and steady period of time, you need to imagine you're Warren Buffett. We are looking for companies that can "compound" over a long period of time, i.e. use the compound interest effect and only develop their full potential towards the end of the term.

So welcome to HHH $HHH (+0,16%) the modern Berkshire $BER ? The company is a real estate developer, builder and manager that is currently being transformed into a multi-portfolio group.

The business model is basically quite simple: you acquire land (rarely nowadays, as most of it was acquired in the past), plan complete communities on it and then build them. These include offices, hotels and supermarkets, but also apartment buildings and single-family homes.

attachment

This process is actually very successful and is summarized here:

attachment

Figures such as return on sales and the like only play a subordinate role at the moment. If you take a closer look at the investment, you quickly realize that the current profits are rather irrelevant and volatile. This is completely normal for a real estate developer, but that is only the surface.

Beneath the façade lies a far more interesting business model, which is largely driven by Bill Ackman and ultimately prompted me to invest. It's about the reallocation of profits and strategic restructuring.

As a disclaimer, Bill Ackman is the majority shareholder of HHH and after a long wait he wants to turn it into a modern version of Berkshire Hathaway.

The business model has one wonderful feature, which is also its biggest disadvantage: it has to be planned for decades to come. Many investors simply do not have the patience for this. One example illustrates this: some of the existing land reserves are to be built on until 2080.

attachment

On the one hand, the business is easy to understand, but on the other hand, there has so far been a lack of a "profit generator" that leaves cash for the main business but generates high returns in the meantime. This is where the conversion comes in. In the long term, the properties are extremely cash flow-generating. You invest capital initially and then benefit from the returns for a very long time. The more space is developed, the stronger the cash flow grows and the more stock is created, the faster the assets cover the liabilities.

liabilities. The further HHH progresses in its cycle, the more cash is generated. But what happens to the money? In rare cases, new land is bought, but this has hardly happened for years, as land is expensive and the company already owns enough. Until now, the money has often been invested in bonds, but these have hardly yielded any return, which has tended to deter the stock market.

Now comes Ackman's idea: let's use the surplus cash to achieve a higher return through insurance and equity investments. I am not an unconditional fan of Buffett or Ackman, but I firmly believe in this model.

In short: the capital flows into the properties and the resulting income is reinvested in insurance transactions or shares. This requires the necessary history that Bill Ackman brings to the table

attachment

and, above all, patience. Whether this model really pays off will only become clear in ten years' time. If you can understand the investment, you should get in with a small sum of money and let it sit, evaluate the development in the meantime, but only check the actual performance in a decade's time. Margins and the operating model will only increase slowly.

There would be an incredible amount more to say here, but I think that's enough for now. If you have any questions, please write a comment and we can discuss them. If you want to read more, check out Ackman's presentation or the link. https://docs.google.com/document/d/1DNSJcnRHzsTvv8OlCR5lo3tSRUKlgaupaocOGKaBVHE/edit?usp=drivesdk

I have also looked into the company, but have refrained from investing due to its long-term nature. It doesn't fit in with my strategy at the moment.
But I would be interested to know why you are not enjoying the platform at the moment.

@topicswithhead OK, yes, I miss a few too, even though I haven't been around that long and don't know all the ones you mentioned. But I've noticed a positive trend in the last week or so, because the first newcomers are taking the plunge. And I would be happy if you yourself were more active again, because I thought your analysis was great and well worth reading.

@Multibagger Even if it's a bit off-topic... I'm also quite new here. Unfortunately, I haven't yet found the time to write you comparable texts...

But where is @Simpson? Or has he blocked me? I don't see a single post from his portfolio anymore :( I always liked his posts :/

@Leah99 has probably deleted his post. Of course nobody is obliged to write, there's nothing wrong with that, but the app is only as much fun as the quality and quantity of the posts. There just isn't a lot of it at the moment

Thank you dear. I had already read something about it the other day. Nice to read a contribution from you again. And now let's be honest, or put your money where your mouth is " why don't you like the platform at the moment?

@Tenbagger2024 no longer use the platform for tracking and the community part is pretty much dead. Nobody posts anything anymore, from the really interested people. If you take you off, there are a lot of missing introductions. Think about who was here, I don't know who you know, but the donkey king, Hannes, Apollo, tax consultant, the tax is theft guy, other Hannes, and many others who always posted something cool. Now it's more like a forum where everyone always says the same thing.

@topicswithhead It has nothing to do with nostalgia, but the content just isn't there. My @Soprano is hardly here anymore either, Luk.

@Tenbagger2024 If I were you, I would think twice about buying the stock. You are a Buffet fan and of course he is not Buffet but there is a lot of similarity here and a lot of deep value potential

@topicswithhead
That's why I'm happy to read a post from you again. You've always made great company presentations. Yes, @BamBamInvest has unfortunately also disappeared, and @Simpson has also been silent for the last few days. But I'd be happy to see more analysis again. Although I have to say, we also discovered some great stocks in the community last year. That's why I think it's worthwhile. And @Liebesspieler is new, he makes really good contributions with added value. And some others too. @Epi is also still there. @EpsEra made mega contributions about growth sectors last year. Check it out more often.

I'll take another close look at the value. Although I actually want to reduce the position.

@Tenbagger2024 yes, as I said, I don't track via the app here. The performance is off and many of the functions are now premium, which I consider free. The product doesn't bring me enough value to buy, but Scalable Prime, Amazon Prime and co bring me more. Only make subscriptions with good value

@7Trader Funnily enough, I discovered Genmab for myself and last night I also read your presentation from a year ago. The Merus takeover put them on my radar.
Are you still invested and buying if necessary?
I will be making my first purchase this week

@7Trader I'm out. Unfortunately before the rise ahhahahahha. Not because I don't believe in it and unfortunately I only took 10% instead of 100% but had too much pharma risk for me and only Genmab was up. With Novo, Merck, Formycon, Evotec and co I have many 0 to minus 50% candidates and have now given myself the task of having only 30 stocks in my portfolio. Nevertheless, the share is a mega share. I don't know how high it is at the moment and whether it is still fairly valued, but it has a really strong pipeline, good cash, a lot of imagination and also a lot of knowledge. If you read my report, I also believe that the first could be an M&A candidate and the second could benefit from Novo Nordisk. Talent should be easily accessible now, both in the US but also in Denmark
••
immagine del profilo
@topicswithhead but if you want an interesting candidate then take a look at $FYB. Although Genmab was really much easier to recognize that the stock traded far from the right value, in my opinion a 300+ candidate is also possible here. But of course with a higher downside risk. I've also written something about it and I'm in the share and can therefore also answer questions
••
immagine del profilo
@7Trader When I look at it now, it doesn't seem expensive, but let's just say that much of the safety margin is gone. Before it was just completely mispriced, now at a glance I can clearly see a lot of potential upside but to give a figure I would have to look at the numbers.
••
immagine del profilo
@topicswithhead then take another look at Genmab when you get the chance. I bought 20 shares today and will buy two more.
Yes, the share price has already done well, but with this transformation from royalty model to wholly-owned producer, there is much more to come.

@7Trader now as a question independently because you have ignored it several times? Are you no longer accepting followers? I always enjoyed reading your portfolio but you kicked me out. After I asked 2 times and also asked as a comment I still have not been accepted. Does this apply to everyone or have I somehow offended you?
••

@topicswithhead really has nothing to do with you. I keep my portfolio private and don't feel ready to put it out on the table.
In fact, I've never opened it before either.
