Falls with American Tower another dividend growth darling? American Tower $AMT (+1.73%)
cut a few days ago cut the dividend by just under 5% compared to the last payout. According to the earnings call in 2024 also no quarterly dividend increases will no longer take place.

AMT is thus apparently following the fate of its direct direct competitor. Crown Castle $CCI (+1.25%) has announced the dividend increase in October 2023 skipped
skipped and, according to the earnings call, will only in 2026 again increase.

In contrast to Crown Castle, however, the CEO of AMT signaled that this is a one-off effect. one-off effect effect. The dividend is to be 2025 therefore increased again again in 2025.

At the same time, it cannot be denied that the coincidence of the "freezing"/cutting of the dividend at AMT and CCI is due to short- to medium-term problems of both companies in the mobile phone mast business business.

Both AMT and CCI are larger positions in my portfolio, which is focused on dividend growth. My conclusion: I remain invested in both as I see medium to long term again stronger growth in the in the core business in the medium to long term, which should then also feed through to the dividends. For me, the dividend freeze represents a short-term headwind that does not fundamentally shake the investment hypothesis for the mobile expansion. However, I will take a particularly close look at the next earnings calls in order to recognize possible alarm signals.

I always preach to stay away from Société Generale derivatives and have now made the mistake myself 🤦‍♂️ last week at the low at $AMT (+1.73%) and today at pre-market +2% the share is no longer moving.

Small India update at $AMT (+1.73%)

--American Tower Corporation (NYSE: AMT) ("American Tower") has signed a definitive agreement with Data Infrastructure Trust ("DIT"), an infrastructure investment trust sponsored by an affiliate of Brookfield Asset Management (NYSE: BAM, TSX: BAM) ("Brookfield"), pursuant to which DIT will acquire 100% of the shares of American Tower's operations in India ("ATC India"). DIT currently hosts Brookfield's telecom tower businesses in India through Summit Digitel and Crest Digitel. The total cash proceeds to American Tower at closing, subject to certain pre-closing conditions, would potentially be up to approximately INR 210 billion, or USD 2.5 billion at today's exchange rates. The transaction, which reflects the completion of the previously announced strategic review of American Tower's operations in India, is subject to customary closing conditions, including government and regulatory approvals, and is expected to close in the second half of 2024.

The total cash proceeds include an enterprise value of the ATC India businesses of approximately USD 2.0 billion plus a processing fee that will accrue from October 1, 2023 through the closing date. The proceeds associated with the enterprise value assume the repayment of existing intercompany debt and the repayment or assumption by DIT of the existing term loan to India. In addition, taking into account the total potential cash proceeds, American Tower will retain the full economic benefit associated with the optionally convertible debentures (OCDs) issued by Vodafone Idea and will be entitled to future payments related to existing ATC India receivables. The proceeds from the transaction are expected to be used to repay American Tower's existing debt.

That's how I see it for the dividend portfolio. There was actually talk of no increase in 2024. The share price was really bad over the course of the year, but it has been coming back for about 6 months and my book is green again.

Oh how I sweated and started to waver. But then I bought some more.

My entry was still at 226.50 in January 2022

Through diligent additional purchases now a buy in of 177.

But with a portfolio share of approx. 4.8%, that's enough for now😅

My personal year-end closing 2023

The end of the year is approaching and it's time to review the past year. That's why I'd like to share my personal portfolio review for 2023 with you today. I tracked and calculated all the figures with the help of Getquin. Most of the figures have already been provided to me by Getquin (Dashboard --> Performance), some are based on my own calculations. The figures can of course still change by the end of the year and are as of 11.12.2023.

Performance

First of all, of course, what is probably of greatest interest to many: the performance of my portfolio. For those who are not yet familiar with my investment strategy, I focus primarily on dividend stocks that offer high future dividend growth. dividend growth growth in the future. I also include stocks that do not currently pay dividends, but where it seems likely that they will pay dividends in the future.

My strongest month was November with +6.9% followed by January with +5.8%. My only two months with a loss were August with just under -2% and September with -0.3%.

New purchases:

My focus this year was clearly on improving the quality in the portfolio. The biggest new addition to my portfolio this year was Chipotle $CMG (+3.03%) which at the same time meant the sale of my positions in Starbucks $SBUX (+2.28%) and McDonalds $MCD (-0.1%) at the same time. At the same time, I took larger positions in DEFAMA $DEF (+1.04%) and Philipp Morris $PM (+1.25%) at the same time. Another new addition worth mentioning is Adyen $ADYEN (+3.57%)which I was able to buy at a low of around €700 per share in October and is currently trading at around €1200 per share again. I am also currently building up a FTSE India ETF position via a savings plan. $FLXI (-0.22%) via a savings plan. This explains the current small share in the portfolio.

I decided to reduce my Apple position here a few days ago. At a price of around €180, I already see a lot priced in for the future. Apple is still my third-largest position and I could also imagine buying more if the share price falls. In the meantime, I am pleased with the realized gains of around 370%.

Portfolio composition

The largest 5 positions in my portfolio make up 54.3% of my portfolio. If I add my cash position and the next 2 companies, I already have over 75% of my portfolio are already covered. My portfolio can therefore be described as a high-conviction portfolio portfolio. I deliberately focus on stocks in which I personally have come to the conclusion that they will outperform the broad equity market in the long term. Of course, this is at the expense of diversification. This can work out well, but of course it doesn't have to.

Conclusion

American Tower reports in SEC filing that India assets have lost value

The problems in ATC's India business are largely due to Vodafone Idea's non-payment of supplier fees
