@SAUgut77 depends on what you want 😁 if you only choose REIT, the $JEGP has the wrong characteristics. There are probably other etfs for that

Why do you buy about 5.3% yield when you get +4% for Treasurys? In many places you get more than about 1% point return for the same risk.

@Nobody_123 At 5.x%, I am already talking about rising dividends. After all, you also have compound interest in Treasurys or other fixed-interest securities. Let me formulate a question that is burning under my nails. Do you see a basis in the company's balance sheet (high debt with high interest rates and an almost 100% dividend payout) for constant dividend growth of 5.x%? That would really be a buy argument from my point of view.

@DonaldTruck ah now I see what you're getting at.

In the short term, I agree with you. In the medium to long term, I see/hope for falling interest rates and thus rising dividends and share prices.

Risk is and remains at present 🍊Man... hope he hasn't done any lasting damage and the markets will soon flourish again when everything settles down again.

Realty Income has also shown in the last 30 years that it has done well, even during much higher interest rate phases.

These are my simpler thoughts.
I'll find out if I'm right 😉
