VICI Properties Inc. $VICI (+2.4%) announced Thursday a decline in fourth-quarter operating income to $614.6 million, or $0.58 per share, compared with $747.8 million, or $0.72 per share, a year earlier.


Adjusted FFO attributable to common shareholders totaled $601.3 million, or $0.57 per share, in the fourth quarter, compared with $570.4 million, or $0.55 per share, a year earlier.


Profit for the quarter amounted to USD 614.6 million, or USD 0.58 per share, compared with USD 747.8 million, or USD 0.72 per share, in the previous year.


Total revenue increased by 4.7% to USD 976.1 million compared to USD 931.9 million in the previous year.


For the full year 2025, VICI expects adjusted FFO to be between 2.455 billion dollars, or 2.32 dollars per share, and 2.485 billion dollars, or 2.35 dollars per share.

Why is the share price rising? Were higher declines expected or were improvements promised? Normally, such a decline would be brutally punished. (Although, of course, Vici has substance behind it).

@SchlaubiSchlumpf the outlook was slightly above expectations. AFFO growth of around 3.3% was expected, but with the guidance it is more likely to be 4.1%

When looking at REITs AFFO is more important for the valuation, therefore does the EPS miss not matter as much
