Couldn't the property be financed and encumbered? The dividend yield according to your entry seems to me to be higher than the interest costs, even after taxes. If you entered at EUR 297.79, the net dividend yield would be 4.07%. Financing costs for real estate are certainly cheaper at present, at least from my own experience. You would also have to pay tax on the capital gain.
