Why is Equinox lagging behind the gold price? Other mining companies of a similar size are performing much better at the moment. What is the market pricing in?

Sideways movement for many years and no dividend means a loss of assets in reality.
The same money invested in a World ETF would at least have made money.

They have extremely high costs, many small mines that are not productive. My bet would be that they get the costs under control with the new Greenstone mine, which could become the biggest mine.

It's usually the industry's duds that lag in the cycle. The blue chips run first, then the capital trickles down the quality ladder. Equinox could therefore be one of the last stocks to have a run - but then a very good one!
So above all, you need to be patient 😉
I'm going with the momentum myself, enjoying the run in gold and the big players right now. I already have a foot in the door with the juniors, but the bigger entry will be when the capital rotates there. So quite possibly I'll be in Equinox when it runs. 😁
