i.e. without delving any deeper: Dividend growth in relation to the previous financial year is -17.58 %. The average dividend growth over the last 5 years is -2.20 %. Why?

@GoDividend Real estate sector + mostly commercial real estate = bad years.
My overweighting of the sector is mainly due to correlation considerations, as my portfolio is somewhat more defensive than the typical all-world.

@GoDividend REITs have risks that particularly affect this asset class. Among other things, higher interest rates, less demand for commercial real estate. Can also be an opportunity.

With Reits, I think it's better to actually only buy the good ones, there's a lot of junk. Otherwise I'm also in favor of ETFs.

@WarrenamBuffet I can understand that, but I'm not entirely convinced that my picks are much better in the long term than what the index is heavily weighted towards. I'm therefore currently aiming to balance the ETF and the individual REITs I hold at 60% ETF and 20% each in two individual ones. I currently have $O and $VICI and would sell $PLD again as it is the largest position in the ETF anyway.
