@leveragegrinding As far as I know, there is nothing here that compares renting with world ETFs. Unfortunately, it's also quite far removed from home ownership, which is why I haven't looked at it.

@leveragegrinding That's a matter of type. Renting is associated with expense and risk. You are probably at an advanced age and would have to take on new debt without selling. Not everyone wants that.
Ultimately, selling and buying a new property might make more sense in this scenario:
Rents rise less than Welt AG. The capital works better on the stock market
The property is paid off. This means that leverage and tax advantages are lost
Rental expenses must also be included in the calculation
I would rather do it the other way around. Buy an apartment now and rent it out, which I then move into myself in 25 years. But that also involves a lot of guesswork
But that's more of a gut feeling and not a statement that can be substantiated with figures
