Old administrator...
Without having read the text, I always find it astonishing what glaring differences there are in real estate prices.
We paid around €300,000 for our detached house (urban villa with 160 square meters of living space) including a double garage and 721 square meters of land.
Okay - I mean - that was in 2016 and we live in the Southwest Palatinate, which is rather low down the chain from an economic point of view. But still... €790,000 for a mid-terrace house with 115sqm of living space ?!? I would have preferred to stay in a rental property...

@Der_Leeh How much would a comparable house have cost to rent in your area back then/would it cost today?

@DonkeyInvestor I can't tell you exactly because I've never really looked into the subject of renting a house. I would have to do some research. The apartment I had before cost €550 + heating and electricity...

@DonkeyInvestor So at first glance (just googled "rent house Pirmasens radius 25 km approx. 160 sqm" ) I would say that the rental price (with similar furnishings to mine) would be around €2,000.

@Der_Leeh then it sounds like you've done a lot right with your purchase. I might do some research on your own and use it as an example for part 3.
