In their outlook for 2026, J.P. Morgan analyst Anthony Paolone describes a "stratified" real estate market in which relative values and balance sheet strength will be the main drivers of share performance.

The investment bank assumes that the REIT (Real Estate Investment Trust) sector will enter a phase of moderate growth. As ratings are always in relation to the overall market, the high number of downgrades reflects a shift:

Preference is being given to companies with visible, "exogenous" growth (through acquisitions and refurbishments) over those merely hoping for organic rent increases

Key investment themes for 2026

Capital recycling & external growth: J.P. Morgan prioritizes REITs such as Federal Realty (FRT),

$FRT PR C

that can sell mature properties and reinvest the proceeds in higher-growth submarkets.

This "visible" growth path is favored over simply waiting for market interest rates to rise.

Balance sheet flexibility:

The upgrade of Camden Property (CPT)

$CPT (+0.57%)

toNeutral was specifically driven by its superior balance sheet compared to competitors such as UDR .

$UDR (+0.11%)

J.P. Morgan believes that CPT has more "dry powder" for share buybacks and reorganization projects.

The "size hurdle": Heavyweights such as Realty Income (O) face a mathematical challenge: Due to their massive portfolio, they would have to acquire enormous amounts of new properties in order to noticeably increase earnings per share.

Sector outlook:

Self-Storage (PSA, SMA): A slow, uneven recovery and only low single-digit sales growth is expected here.

Residential real estate (CPT, UDR): Performance will depend heavily on whether companies are able to finance new developments on their own.

Raising rents would be enough in a normal world.
