I'll keep it short, too: A 5-year holding period is too short for refinancing a loan. The risk is too high.

@Epi Thanks for the heads-up. The BauFi runs for 5 years, and then we'll see how it turns out ;) I consider the risk to be manageable. At a total of €5,000 (I had to make two transactions), it's just a small part of the bigger picture and should really be seen more as a gamble :)
