Hello everyone,
I have added savings plans to my portfolio
$TDIV (+0.86%) Savings rate 250 Euro
$FLXD (+0.69%) Savings rate 250 Euro
$EMBE (-0.4%) Savings rate 500 Euro
and for bad times
$SGBS (+0.38%) Savings rate 500 Euro
I want to invest dividends in
$WEBG (-0.2%) with savings installments for the time being.
The monthly installments will mainly be paid from the rental income.
Rental income from apartments approx. 2,100 euros per month
Loan for apartments 600 euros
Loan for own house 1,000 euros
Plan 2025:
I am negotiating to buy a bungalow to rent out.
Price not yet fixed but around 400k.
Expected rent 1.500 Euro cold month.
Plan is made for two reasons.
Tax optimization
Sale of an apartment in the next few years to realize profits. Price increase for the apartments is no longer expected due to year of construction and condition, but bungalow with 650m2 plot I still expect price increases. I want to reallocate the utilized leverage effect of the apartment.
Rent increases are still a given. Demand for apartments is very strong, I have not had a change of tenant for 4-5 years despite drastic rent increases and drastic increases in ancillary costs. Therefore, the sale of the apartment is only a brainstorming, but the purchase of further units is planned due to tax optimization.
Wanted to give an update after a long time.
High-dividend distributing ETF or rather without distribution
I am considering investing 1/3 of my equity exposure in the $FLXD (+0.69%) in the European high-dividend stocks. 2/3 are in an MSCI World Quality ETF, i.e. USA-heavy.
Better diversification because Europe? And simply taking the dividend of almost 4% is not bad either? But I don't always need the money from the distribution immediately, so I reinvest it...
Or would I rather invest in a non-distributing ETF?
And in general, accumulating ETFs have a built-in yield turbo compared to their distributing siblings. 🚀
