Hello everyone,


Briefly about me: I am 26, an employee and also work in letting and leasing/special rental.

The two properties (market value +\- 10%) are now offset by loans of more €329,000 (nothing inherited 😉).

At 99%, this debt will soon increase by a further €150,000 and the real estate portfolio will grow a little again.

However, the cash will fall to +/- 0€, as the NK will be borne by the tenant.


I would like some suggestions and opinions on my portfolio.

Mainly on the subject of equities, as I'm still more of a newbie with about 3 1/2 years of "experience".

I still want to sell all the "meta bets" and park them in cash for the time being or invest them in the $LOCK (+0.99%) and the $XDWT (+2.23%) ETF ($ANET (+2.74%), $KLAC (+4.58%) , $CDNS (+3.48%) , $SNPS (+1.89%) , $QCOM (+2.24%) and $SYNA (+2.61%)).

In your position, I would take out the real estate and focus solely on your securities when presenting the data, and enter the real estate in a different way. Portfolio looks good, although there would be too many positions for me and I can't identify the intended strategy.

There has been some negative news and downgrades for Arista, which is losing market share because there are probably better alternatives for data centers, such as Nvidia.
In addition, the CEO is leaving the company very spontaneously.
Synopsis and Cadence are like twins and almost share the market.
I don't think AI in smartphones is possible without Qualcom.

Top, what do you do as a special rental? We rent to fitters and have almost 150 beds in stock.

Students or also fitters or AIR BNB?

I’d reduce the number of stocks. I’d focus on max 10 stocks operating in different industries and likely promising ones rather than dividend kings (at least till to reach a certain high amount). I agree with previous comment to remove the properties from your portfolio. Keep focused!

Looks mega, have you checked that your etfs do not overlap ? (Small optimization)
