Hello all :)


I have a quick question:


I currently invest with a savings rate of 30% (currently 700€) monthly in ETF's so that I can improve my pension in retirement and just generally have good money.


I am still young at 24 years and accordingly have not yet built up so much capital.


Since I don't want to live in rent all my life, I would like to buy a house one day. When that will be, I can not yet say.


To be able to finance a house, of course, you have to have equity to get a loan.


However, my ETF holdings are not to be cashed out, they are to grow until retirement. Therefore, I cannot use this money.


How would you guys proceed in my place to invest and improve equity for a loan at the same time?

To be honest, I don't really know much about loans yet.

Some banks allow the deposit as collateral if you want a loan.
