Dividend Portfolio Update 09/26

Hey everyone,

I use the investment portfolio shown here to cover my fixed expenses. Since purchasing two condos, those expenses have risen significantly.

We’ve decided against taking the income tax reduction to increase our monthly take-home pay because the special mortgage payments have lowered the interest costs compared to the amount reported last year, and we don’t want to have to make up the difference.

Among other things, with the bulk purchase of $VALLD (+0,26%) as well as $O (+0,49%) and $MAIN (+0,88%) my dividend forecast has doubled. $VALLD (+0,26%) This hasn’t been factored in yet, since the ETF is still relatively new.

I’m using the money saved from the dividends to increase my savings plans for individual stocks, except for $O (+0,49%) and $MAIN (+0,88%) to further expand the positions. Individual purchases are intended to speed up the process. Once I consider the other positions large enough, a new position will be opened.

I’m curious to see where this journey takes me.

The individual stock positions are, of course, still fairly manageable, but it’ll work out. I think the core portfolio— $VALLD, with the addition of $O and $MAIN —has the potential to perform well.

To be honest, though, I didn’t quite understand the part about the increased fixed costs due to the condos. Are both owner-occupied or rented out? If the former, that makes sense; if the latter, the cash flow should actually be positive or at least neutral.

@NichtRelevant The two condos are available for rent or are currently rented. We have the problem that one of the condos was rented out by the previous owner at a rate well below the market rent. Even after consultation, we are not currently considering a rent increase, as the previous owner was not thorough enough with the documentation. As a result, the apartments still have negative cash flow before taxes.

@DividendenWeiser Okay. Well, I hope for your sake that you're able to reach an agreement with the tenant of the Underrent apartment.

@NichtRelevant I think we can make it work. Over the course of the coming year, we plan to aim for the first rent increase; the last one is scheduled for 2025. You can't just raise rents however you want. We'll skip this year to comply with the laws as closely as possible. After that, everything will be better documented.
