How secure do you see the dividend at $MPW (+1,12%) ?

Real estate values are under more and more pressure due to the interest rate increases and have to keep their money together! $TEG (+5,8%) has already cancelled the dividend completely. $MPW (+1,12%) Is not exactly low on debt as far as I know, but also has cash in about the same amount. From an entrepreneurial point of view, it would make sense to pay off part of the debt with the cash reserves and also to cut back on dividend payments.


What is your opinion on this and do you feel $MPW (+1,12%) as a safe dividend payer?!

MPT is a Reit, they are legally obliged (I mean 90% of the profit) to distribute again 👍👀 so something must happen that the dividend can no longer be paid. The company can never cut the dividend for "tactical" reasons.

I find it difficult to compare the real estate market in the USA with Germany. I don't expect a cut but maybe not a big increase in the future...
