@Balatonbob You could be right, but I think it's already a very good time to get in from a valuation point of view. I thought it was running away from me after last week, but it came back again. I had the feeling I had to buy today. I looked at the brands again today, 17 are in the top 100. really strong brands and growth potential. I just had to have them and couldn't wait any longer. Diageo also needs to come back a bit. ☺️

@justusmerkel258 safe is a broad term, high interest rates are usually not a blessing for the real estate industry. Look at how prices have fallen for all Reit's due to high interest rates. The topic is too broad to explain in a few sentences. But if the interest rate cuts do not come as quickly as announced in the US, they will continue to be under pressure, and we also do not yet know the global effects. In Austria, for example, this sector has slumped very sharply and from what I hear from people who work in this sector, nothing is happening at the moment. Many have bought higher and don't want to sell, some have built and can't get rid of it because they are not being paid what they want. Many are insolvent due to coronavirus and high interest rates. Banks are not executing as long as the installments can only be paid somehow, because they don't want to have the real estate portfolio on their books. Etc.

For many private individuals, it is the financing that is failing. KIM-V Austria (min. 20% own funds / max. 35 years term / monthly installment max. 40% household income) -> is not feasible for many and the acceptance guidelines are stricter -> relaxation but in prospect

Buying and renting is not attractive enough at this interest rate (you get similar returns more easily, more flexibly) etc.

Inform yourself and you will see what I mean, I think in Germany the situation is probably similar, many vacant properties. (But I'm not a specialist in this area either and don't want to invest there either) - apart from buying property for my own use and living there myself. Lg

@Starko90 Reason similar to most cases, high interest rates, less consumption of hard drinks/demand/sales decline compared to previous year in USA/China (account for almost 2/3 of sales). High Corona recovery values are now slowly normalizing. Currency effects are also having a negative impact . However, medium-term targets should be achieved and key operating figures should improve. Historically favorable as it has not been for a long time . But you will probably have to be patient, then I am very positive here and it could be a good entry point. ☺️🍾🥂🍸🥃🍹
