Juan’s Conclusion on the 2025–2027 Financial Key Figures

CoreCivic presents a clear picture for the coming years: operationally stable, financially increasingly profitable. Revenue continues to grow steadily, and the company is managing to slightly increase its EBIT margin each year —a sign of improved cost control and operational leverage. Particularly notable is the sharp jump in profits in 2025, which transitions into more moderate but healthy growth in 2026 and 2027.

The ROE of 8.04% in 2025 confirms that profitability based on equity is picking up again, even though no estimates are available for subsequent years. The EPS growth remains strong, which is always a good sign for investors: rising earnings per share without dilution.

In short: CoreCivic is becoming more efficient, more profitable, and more predictable. Not a high-growth stock, but a company that is steadily improving its key metrics and showing a clear direction for 2025–2027.

Mini-Juan’s Conclusion on Valuation

CoreCivic will be clearly more attractively valued in 2025–2027: The P/E ratio will fall in 2027 despite rising profits, and the PEG is normalizing nicely toward 1, which points to a healthy balance between growth and price. The price-to-book ratio is not reported, but the available multiples indicate a company that is growing operationally while simultaneously easing valuation pressure — a good setup for investors betting on efficiency and re-rating.

Especially with the midterms coming up, I wouldn't buy anything that relies heavily on government contracts and payments. In my view, there will be a stalemate after the midterms, and a prolonged government shutdown is also a very real possibility. Everyone can imagine what that would mean for such companies.

It’s just a “political pawn,” I’d say. It’s heavily dependent on U.S. policy and changes in legislation regarding immigration and private prisons.
In my opinion, the regulatory risk is too high.
