Today I bought 5 shares of $ADC (+2,4 %) - Agree Realty (DCA Tuesday).


One of the highest quality REITs in my opinion. Share prices are hammered due to interest rates, but they seem very capable to keep delivering steady, growing dividends over time.


Currently owning 62 shares of $ADC (+2,4 %) - I need 6 more to clinch my target of receiving $200 / year in dividends from Agree Realty.


What do you think about this REIT?

Better balance sheet, better tenants (70% vs 40% investment grade tenants), better runway for growth. But I also think Realty Income is good value at these prices.

I like ADC, own 92 shares. Been buying since the crash last year. Will buy more as long as the price stays on these levels

I bought 162 shares of $O (Realty Income) recently due to the high current yield of 5,8% dividend and steady 4,3% CAGR. I think that $O can maintain this growth as well. Why do you prefer $ADC over $O?

I think the REIT bubble is about to pop, this is why I don't have these things in my portfolio.

Couldn't decide between $O or $ADC. So
added both equally and we will see what will happen. Are the only reits I own.

I like O and ADC both as monthly income retail REITS, also NNN is on my watchlist but for now 2 is enough....

One of the better and possibly the best REITS yes.
But many REITS (also in Belgium) are at this very moment trading at a very low valuation.

Agreed Paul, I have this one too, one of the better REITs. P.S. I have now linked Getquin to my own broker, works fine in itself. I do find it annoying that it keeps misreading certain rules (e.g. Rabobank Certificaten 6.5%). Do you happen to know a solution for this?

@Vagabond73 Actually no, sorry. You can ask support though, from Getquin itself, if all goes well someone will respond. I don't have those certificates myself. If it really doesn't work, please let me know. I can save some questions from various users and mail them to my Getquin contact.

The buybacks from ADC are comforting although O is still the big brother...
Learning more about BDC's , their diversification, high dividend and upcoming lower interest rates, I decided to sell my small regional bank PWOD and buy

@MD72 Im also interested in learning more about BDC.
@LevenvanDividend I have MAIN, MFIC and now GSBD. In the past I owned monthly payers GAIN and OXSQ, but too much cuts and special offerings. That is why I rather choose quartely BDC's, more stable. The BDC yields are better then the REITS. My next focus is on BBDC and OBDC, but their economic growth is much worse then GBDC. Maybe something for Fast Graphs?

@MD72 Not sure how to analyze BDCs at the moment, so Im careful with FG. I need to learn a lot more first...
Worst performers in my portfolio are O and ADC....
I think if Powell lowers the rates, the BDC's and REITS are going sky high....
The risks of a BDC is just a starting, small or medium small company, they do not deal with big marketcaps.
