@Ivangiglio Absolutely atrocious business figures and they lose value to the extent that they pay out dividends. The bottom line is that the business is a zero-sum game. REITs generally benefit from the lower prime rate, but their interest income falls because they also have a lending business.

I wanted to go down that road once. I changed the side of the road and sold them all
$PPL the 3 from the Gladstone family $STAG as well as various bdc's

But as I said, nothing left in the portfolio (unless there is a value hidden in the ETFs like O 😅)

$Sbr is pretty great. $thw is low growth but pays monthly and should benefit from lower interest rates later.
