The real estate sector was surprised by rising interest rates (as was I) and is struggling accordingly. (Not me😉) Personally, I think $VNA is a good long-term investment.   You have to be countercyclical and not chase the hype. But you also have to be able to sleep easy with your investment. 
I would not include either of the two shares in my portfolio, at least not at the moment. $VNA has cancelled all projects for the time being and $DTCWY is already largely owned by $VNA. Just google and find out beforehand 😉👍🏾
Vonovia clearly, because of their strong real estate holdings in Berlin. Berlin does not suffer as much from falling real estate prices as other cities.
